What makes a Denver Realtor decide to become a bicycle addict? Maybe you heard the expression, “The Tipping Point”. What is it that motivates us as individuals to do anything? Is it a place, a person, a thing or some intangible mankind is seeking? Who knows?
What I do know is at some point, I decided I wanted to exercise more, and I wanted it to be comfortable and fun. What I found was the Pedego brand of motor assisted bicycle. After numerous searches on the Internet, I found Small Planet eBikes in Longmont, CO., and it was my “tipping point”. I knew it would be a hassle, take time and interrupt my schedule, but I was committed. I hopped in the car and headed to Longmont. Once there, I met Tom Wilson. It was simple. He “tossed me the keys” so to speak, and I was riding. Longmont Colorado Big tires, small tires and in between tires; frames of all dimensions; seats of all sizes attached to these “peddle assist” wonders of transportation. The streets of Longmont are tree-lined marvels of Small Town America! After about an hour, I settled in on my favorite and a couple of weeks later, I was picking up my dream ride. My all white, City Commuter by Pedego was taking the ride home with me! You’ve been reading about my travels on my Pedego through the Denver suburbs and Denver neighborhoods over the last year or so. It has been an amazing experience. Going out for hours with more than 50 miles added to the odometer in complete comfort. Seeing our communities from a different perspective, traveling to more distant destinations and returning home with power to spare.Over the first year, the odometer counted over 1,300 miles. I would routinely check in with Tom and his staff. As many of us on the south side of Denver, would ask, “When are you bringing your brand to Denver?” Bonnie Brae NeighborhoodWell, our prayers have been answered. Over the last couple of short months, Small Planet eBikes has had a “soft opening” at 709 S. University Blvd. The transformation of the Old Flower Shop is nothing short of the most exciting thing to happen in the Bonnie Brae neighborhood since curvilinear streets! Here’s a rare opportunity to have a beautifully renovated home and a very desirable location. 2060 East Floyd Avenue is in the Cherry Creek School District and children here attend the renowned Cherry Hills Village Elementary School, West Middle School and Cherry Creek High School.
The home itself is a total knockout! From the moment you walk in you see this home has been beautifully renovated top to bottom. It has all the upgrades you’re looking for including the slab granite kitchen, stainless steel appliances, cherry cabinets, extra storage space and a breakfast bar. There is even a five piece master bedroom bath and tasteful decor throughout. On the main floor you’ll find three bedrooms, two baths, a gorgeous remodeled kitchen, formal dining room and the formal living room. Downstairs is finished with a bath and recreation room. I have been summoned to provide my civil duty and serve on a jury in the Denver suburb of Commerce City. Can you believe it. This Reunion Realtor has never had to take time off work to actually go into the Commerce City Courthouse for jury duty.
Now mind you, I have gotten the dreaded “J” letter (as my wife calls it) in the mail notifying me of my potential obligation to serve on a jury on several occasions both from Adams County and Commerce City. I was always released at the “Call-in the night before” stage so I never needed to show up at the courthouse. Today is different as I am sitting in the actual court room for the first time waiting for the final jury selection process. It is just like in the movies with wood paneled walls, the big bench up front for the judge, the actual jury box, desks for the plaintiff and the defense, and numerous seats for visitors. I can definitely tell who the attorney is as he is decked out in his well-tailored suit. The defense is representing himself so he is not as polished. There are about 30 people waiting for final selection in this Commerce City monument to justice including males, females, young and old. The system doesn’t play favorites. However, not one of them has a smile on their face. I guess this is not what people want to do on their free time. So, what does this have to do with Real Estate in the Reunion area? I’m just a Denver Realtor sitting here with time to ponder that this courthouse actually has an awesome view of the entire Front Range. The sky is clear and blue from all the rain and the view of the mountains is amazing. This just helps me appreciate where we live. Commerce City and my subdivision of Reunion are really beautiful places to live. Even realizing the hassle of doing my duty, it is still part of our judicial system and a part of what making our streets safe. It is also a part of what makes this country so great. I guess my sense of citizenship is heightened. This stunning contemporary home is ideally located in Stapleton south of Interstate 70 and just a short walk to the new light rail station. Now that the 4th of July is over and maybe you’re wondering what activities there are around the Denver suburb of Aurora, CO? I highly recommend the Arapahoe County Fair. I have been to this fair over the years and they do a GREAT job, tons of activities and at a “Fair” price. The County Fair is part of Aurora’s history even before the town was incorporated.
The first Arapahoe County Fair was held in 1906 and over the years it’s location has changed and it finally settled on its current, permanent location in 2006. I just visited the grounds and they’ve completed a new livestock complex and they’re in process of more major upgrades and expansion including a new exhibit hall opening in 2016. The fair has a good variety of attractions where kids and adults can have fun and learn a few things. Live entertainment, carnival rides, concerts, crafts, demonstrations, pie eating contests, 4H, and my favorite…the truck/tractor pulling. Oh and I almost forgot – FIREWORKS! I love fireworks and they put on a great show. Colorado State University and Arapahoe County have partnered together and have a 4H program, which is one of the highlights at the fair. Lots of the crafts, projects, research and of course the animals are from the kids in the 4H program. You’ll see goat, sheep, small animals and more. This is a great program for kids so go and support them. Should you stage a luxury home before it goes on the market? It’s ready to move in, relax and enjoy country club living at its best. My family and I have lived in Northeast Denver a long time. When I grew up, Park Hill was the only “gentrified” neighborhood sought by professionals, especially attorneys, and their families. The areas north and west of City Park were not among the best due to higher crime and worse schools.
Now, the neighborhoods just north of City Park have come to be some of the most desirable in Central Denver. The homes across the street from City Park and north to Martin Luther King Boulevard have steadily increased in value over the last 3 to 4 years. Once known as sketchy and undesirable by some due to the rundown condition of many homes, those homes built primarily in the 1920’s to 1940’s, have now become prime Denver real estate. To see homes priced in the $300’s to $400’s is common place now. City Park neighborhood had been known for higher crime. They were also perceived as gang territory where some drug problems persisted. Now, the the process of fix-and-flips, remodeling of homes by residents has caused a gentrification effect that has caused revitalization of the area. “Scrapes” are in-filling city neighborhoods with more expensive homes for sale. North of Martin Luther King Blvd to Bruce Randolph Avenue and north to 40th Avenue is now ground zero for builders and investors as shown by the photos here. The new mod home is on the corner of 35th and Josephine and rivals many of the new homes in the Highlands neighborhood west of Downtown Denver. It is common place now to see dumpsters at homes doing fix-and-flips and construction equipment at other places in the area doing ‘scrape and builds’. There are all styles of homes from Bungalows, Tudors, Denver Squares and Victorians and other classics in the once blighted neighborhood that’s now in high demand. How times do change! I love living in Denver’s northwest suburb, Louisville, Colorado. It’s half way between Boulder and Denver. Louisville has gone through many changes in 2015 including rising real estate values. It has won so many awards as one of America’s top cities to live, it was bound to drive up prices.
The summer of 2015 brought bidding wars and offers made on properties sight unseen, new restaurants that gave a boost to Louisville’s economy, a popular local grocer opening, the renovation of Highway 36 (Louisville’s main transportation between Denver & Boulder), and another successful Street Faire that keeps breaking attendance records. Let’s first discuss the current state of Louisville real estate for sale. Over the summer inventory stayed extremely low and demand for the Louisville area was very high. This resulted in bidding wars which drove up values; however, not beyond the affordability of most interested in the area. Check out this sign that a resident in Old Town Louisville put in their front yard recently, a sign of the times for sure. Many older homes in Louisville are being taken down and replaced with large, new homes. |
